About South Vancouver

The South Vancouver neighbourhood is also known as Sunset, and it runs between Cambie and Knight Street from East 49th down to Marine Drive along the Fraser River. It had long been defined as a working class neighbourhood that was ideally situated north of the river and within a reasonable distance of Downtown Vancouver, but it has changed greatly over more recent decades to have a real mix of homeowner types. Now there are families, singles, couples, and older residents who are either retired or approaching retirement. What's best about South Vancouver homes for sale is that they're in a residential and family-friendly neighbourhood, as well as one that has a lot going for it with regards to location, amenities, and having less noise and hubbub than neighbourhoods closer to downtown. Add southern views of the mountains and the Fraser River and it becomes a great place to live.

South Vancouver Real Estate Market

For decades over the past century, South Vancouver offered affordable housing for working class families needing to be in proximity of the city's downtown and waterfront. The value of South Vancouver real estate has, of course, risen considerably in line with strongly increasing property values all over the city.

That said, there are still South Vancouver homes for sale that can be categorized as being more affordable than elsewhere in the Vancouver metro region. Keep in mind though that most affordably priced detached homes here will typically still be listed in the vicinity of $1 million at least. This is even true for the majority of the bungalow homes that are so common in the area.

Many homes here were built tightly together in the 1970s and 1980s to meet zoning requirements and came to be known as Vancouver Specials, distinguishable primarily by the smaller amount space between the homes on the lots. The trend towards more forward-thinking use of land and space has lead to greater numbers of South Vancouver townhomes and condos for sale coming onto the market.

The area represents strong value opportunities for first time detached home buyers due to the fact the market has stayed more stable here in comparison to other areas in Metro Vancouver. Redevelopment is common too, with many lots now featuring newer small detached homes that were built when the previous dwelling was torn down. Many homes, and bungalows in particular, will have a small fenced backyard, and rear laneway parking access is common in this area of Vancouver. Many homes here will also have laneway home potential.

South Vancouver Condos and Townhomes for Sale

South Vancouver real estate is often promoted with the insistence that the neighbourhood is similar to the very desirable Marpole area next door, but it is decidedly more affordable. These days South Vancouver condos and townhomes for sale are increasing in numbers due in part to the ongoing Cambie Corridor redevelopment plan.

It promises to provide much more in the way of multi-family housing in coming years, including townhome developments most notably, and the new Churchill development at 168 West 63rd in South Vancouver is one of the more prominent ones recently completed. Condos in South Vancouver are typically valued in the vicinity of $1,000 per square foot, making them more appealing to those who find the listing prices for South Vancouver homes for sale to be quite daunting.

Low-rise condo developments are more common here, with Ontario Street being a popular traffic-calmed bike route connecting residents with many other bike routes in the city. This adds to the appeal of condo living in South Vancouver.

Living in South Vancouver

The popularity of South Vancouver real estate is no doubt furthered by the fact that it is such a nice neighbourhood to live in. Residents tend to make the effort to get to know their neighbours and most people look out for each other. Residents have the 6-block long Indo Canadian Market along Main Street to enjoy year-round, and the Sunset Community Centre and Sunset Ice Rink are popular spots in the neighbourhood too where you can enjoy fitness and recreational activities.

South Vancouver residents also enjoy easy access to Langara Golf Course, which is operated by the Vancouver Parks Board, and the Moberly Arts and Culture Centre is great for the arts and culture enthusiasts in a family. Most South Vancouver homes for sale will also be within walking distance of Memorial Park South, a nice spot for walking your dog or enjoying summer weather with a picnic.

There are plenty of shops and businesses along Marine Drive, and many small independent grocery stores and restaurants along Fraser and Main. Vancouver International Airport is a short drive away via Marine Drive and Arthur Laing Bridge, and residents here benefit greatly from being close to Skytrain's Canada Line for getting downtown or out to Richmond or the airport quickly.
