As the listing agent of your Vancouver home or investment, it is my job to design a strategic marketing plan that best suits your property and implement it to obtain the best possible price. Provide a comprehensive comparative market analysis
I'll assess the market value of the subject property after comparing to dozens of other similar properties in order to list it for the most optimal price.
Negotiate the terms of your listing agreement
I will clearly discuss the details of our agreements to all parties involved, including myself and my firm.
Give tips on how to prepare your home for sale and increase market value
From staging the interior of your home to recommended touch ups and exterior improvements to boost the home's curb appeal, I know what can make a home sell faster and for more money.
Arrange professional photographers and floor plan designers to attend your home
I use this material to begin creating marketing materials for your home.
Search the title of your property and ensure it's clear of anything that would hinder its sale
I'll do the necessary due diligence to make sure there are no unwanted surprises when it's time to list and sell your home
In the case of a strata property, I obtain all necessary supporting documentation and relevant information
This can include bylaws, financial statements, and meeting minutes.
Post your property on the MLS® system
I'll showcase your home to all REALTORS® in BC and anyone in the world through websites such as REALTOR.ca and my wown site, RobinBardon.com. All supporting documentation for your property will also be available through my website to facilitate cooperating agents in preparing offers.
Feature your home on other platforms
These can include numerous other webportals and other agents' websites, various Internet based classifieds, ads in local newspapers and publications such as the Vancouver Sun, Real Estate Weekly
Post a visible sign on your property (where bylaws permit)
If necessary, I'll also use arrows and additional signs directing traffic from major routes.
Distribute various marketing materials in your neighbourhood and throughout Greater Vancouver
These can include pamphlets, rack cards (just listed cards), and listing information sheets to be displayed in selected bank branches and at your home
Hold regular open houses
This is, of course, subject to your approval. I'll also give you regular feedback and updates on my progress in marketing and selling your home.
