The Killarney neighbourhood of Vancouver is in the southeastern most corner of the city, bordering Burnaby and the Fraser River. It stretches from East 49th Street between Elliot Street / Vivian Drive to the west and Boundary Road to the east, down to Marine Drive and the Fraser River to the south, encompassing the popular Champlain Heights neighbourhood as well. It's as pleasant a family-oriented a neighbourhood as you'll find in South Vancouver, and Killarney real estate stays in demand year after year as a result. This neighbourhood is focused around Rupert Street, with the bulk of shops and restaurants found here along its thoroughfare, but what really distinguishes Killarney as being especially liveable is the fact that it has more green space as compared to many neighbourhoods in Metro Vancouver.

Killarney Real Estate Market
Killarney features an abundance of single-family residential properties and these types of homes make up the bulk of the Killarney real estate market. There are a lesser number of multi-family home developments, with most condos being in the new Fraser Lands development on the south side of Marine Drive. This development has added to the character of the neighbourhood considerably, making Killarney condos and townhomes for sale increasingly attractive as well.
There are fewer heritage properties in the area compared to nearby neighbourhoods of Fraserview and South Vancouver, but of the small amount of them that do exist are 1920s farmhouses. Co-operative housing units here offer more in the way of affordability for some residents, and they offer a nice community-oriented contrast to the dynamics of other other areas of Metro Vancouver.
Fans of closed streets will like that the Champlain Heights area of Killarney has many cul-de-sacs that include traffic calming measures for quieter residential living.
Detached homes in Killarney will start at around $850,000, but most newer homes or redeveloped ones will be in excess of $1 million.
Killarney Condos and Townhomes for Sale
The few condo developments outside of the Fraser Lands development are low-rises for the most part, and most of the townhome developments in Killarney are ones that were built 30+ years ago. Some multi-family developments making up a part of the Killarney real estate market may also be a part of the aforementioned community housing initiatives.
A new townhome development called Avalon Mews (named after the nearby historic dairy farm) promises to be very attractive and inviting for homebuyers looking at Killarney condos and townhomes for sale. The River District on the other side of Marine Drive at the southernmost foot of Killarney is an award-winning master-planned community with 7,000 homes and over 500,000 square feet of retail and office space, plus 5 kilometers of riverfront pathways being developed.

Living in Killarney
Killarney homes for sale in Vancouver come with so much more to go along with a great location in the southern corner of the city, right next to South Burnaby. The numerous parks and green spaces were insisted on all those years ago to reflect the area's farmland and forest history, and there are a total of 52 acres of parks in the Killarney neighbourhood.
There's plenty to be excited about for active lifestyle enthusiasts too, and first on that list is the Killarney Community Centre, with its fitness centre, leisure pool, and ice rink. The Champlain Heights Community Centre is a great spot to get moving too, and the Killarney, Sparwood, and Everett Crowley Parks all have off-leash dog areas.
Indeed, there is more of a selection of nearby parks compared to the other areas and Fraserview golf course is nearby as well. There are plenty of ethnic restaurants and diverse shopping options for residents to choose from without straying far from home at all, and nearly everyone here does the bulk of their shopping at Champlain Square Mall. It's got everything people need for their day-to-day.
There is regular bus service to Joyce Skytrain Station at northern tip of the community, and driving to downtown Vancouver shouldn't take more than half an hour.
