About Fraserview

The Fraserview neighbourhood of Vancouver is on the city's southeastern slope down to the Fraser River, from East 49th Street to the North and over Knight Street on the West, Elliot Street to the East, and down to the Fraser River past Marine Drive. it’s an area that mixes a rich and diverse history with a very multicultural identity today. The importance of Victoria Drive running alongside it has lead to Fraserview also being called Victoria-Fraserview, and Fraserview real estate is some of the most appealing for buyers looking for a comparative affordability for detached homes in Vancouver. A trend of repurposing industrial land for residential development that started in the 1980s has made for a very family-oriented neighbourhood here, and the area is known for being one of the quieter ones in Metro Vancouver.

Fraserview Real Estate Market

Appreciating home values in all South Vancouver neighbourhoods have served to put Fraserview homes for sale even more on the radar of prospective buyers looking for a home in Vancouver that isn't as exorbitantly priced as in other neighbourhoods in the city. Single-family residences are most common here, including the characteristic Vancouver Specials—homes that take up nearly the entire width of the lot and rest just feet from the adjacent home on either side.

Condos are less abundant, but there are increasing number of Fraserview condos and townhomes for sale, particularly towards the south end of the neighbourhood. Many homes here were built in the 1940s to provide housing for returning vets. There are also a good number of heritage homes on the slope coming up from Marine Drive.

In addition to single-family and semi-detached homes, there are also row homes and detached duplexes. These duplexes are popular with investment buyers due to their popularity as rental units for families. Many homes here are ones that have undergone partial or full renovation on the lot, while some Fraserview homes are on leasehold land.

Prices will almost always be upwards of $1 million for detached homes in Fraserview.

Fraserview Condos and Townhomes for Sale

Fraserview townhomes and condos tend to be in the southern part of the area, near Marine Drive and approaching the Fraser River. New and comprehensive residential developments are slated to add a variety of homes in the area as well.

Many of these properties feature huge patios with river or mountain views, as well as the best in modern architecture and interior fittings and appliances for anyone looking to enjoy condo living in Vancouver. Indeed, there is good value in Fraserview condos and townhomes for first-time homebuyers keen on living in Vancouver.

Prices for townhomes and condos in Fraserview start at around $550,000 and can move up close to $1 Million for spacious and well-appointed units.

Living in Fraserview

The quality of life available for people living here is a big part of what makes Fraserview real estate as popular as it is. As mentioned, it's still a relatively quiet neighbourhood compared to others in Metro Vancouver and the mix of nationalities among neighbours here has long been something that residents have reported being very beneficial for the community.

There is a nice mix of independent shops and ethnic restaurants along Victoria Drive, along with classic mom n' pop grocery and convenience stores and, of course, a selection of cafes and coffee shops as well.

Buyers looking at Fraserview homes for sale who are avid golfers or active lifestyle enthusiasts will like that Fraserview Golf Course is right nearby, and Everett Crowley Park is right next to the golf course in neighbouring Champlain Heights. There's also Gladstone and Riverfront Parks, and Tecumseh Park, which includes an off-leash dog area and just underwent a $500,000 upgrade to offer the community even more for family enjoyment there.

Fraserview has excellent public transportation service, with buses moving up and down Knight and Victoria regularly, and you are 25-minute drive at most into downtown Vancouver and just 15 minutes to Vancouver International Airport.
